Deal Smith Realty provides real estate brokerage services, property valuation tools, financial calculators, SMS-based comps requests, and related content. Our tools and calculators are provided for informational and educational purposes and do not constitute financial, legal, or investment advice.

3. Brokerage Disclosure

Deal Smith Realty LLC is a licensed real estate brokerage in the State of Texas. TREC License #9015261. All real estate transactions are subject to applicable Texas Real Estate Commission (TREC) rules and regulations.

Information About Brokerage Services (IABS) and the Consumer Protection Notice are available upon request and at the point of engagement for any transaction.

4. No Guarantee of Accuracy

Property valuations, calculator outputs, market data, and comps reports provided through our tools and SMS services are estimates based on available data. They are not appraisals and should not be relied upon as the sole basis for any financial or real estate decision. Actual property values, mortgage payments, rental income, and investment returns may differ materially from estimates.

5. SMS Services

Our comps requests and SMS communications are subject to the following:

• Message and data rates may apply
• Reply STOP to opt out at any time; reply HELP for assistance
• SMS access may be limited (currently 3 free lookups per phone number)
• We reserve the right to modify, suspend, or discontinue SMS services at any time

6. User Conduct

You agree not to:

• Use our services for any unlawful purpose
• Attempt to circumvent usage limits or security measures
• Provide false information in forms or communications
• Scrape, harvest, or systematically extract data from our site or services
• Interfere with the operation of our website or services

7. Intellectual Property

All content on this Site, including text, graphics, logos, images, tools, and software, is the property of Deal Smith Realty LLC or its licensors and is protected by applicable intellectual property laws. You may not reproduce, distribute, or create derivative works without our written permission.

Our total liability shall not exceed the fees (if any) you paid to us in the twelve months preceding the claim.
