Both. About half our book is primary-residence clients. The investor tooling, calculators, creative-finance paths, applies to everyone; buyers and sellers just tend to use a different slice of it.

Primarily Austin, Round Rock, Pflugerville, Cedar Park, Georgetown, Leander, and the greater Austin MSA. For investor clients we'll travel to San Antonio and Waco. Statewide for off-market opportunities.

You tell us the situation, a house, a deal, a portfolio question. We pull comps if the address is known, outline two or three paths that could work, and tell you honestly which one we'd pick and why. Zero pressure, no follow-up drip.
