Some agents presented on this Site are sponsored by a licensed Texas brokerage other than Deal Smith Realty. Where an agent is sponsored by another brokerage, that sponsoring brokerage, and not Deal Smith Realty, supervises the agent's real estate activity and is the party you are engaging for that agent's services. An inquiry you submit while attributed to such an agent is routed to that agent and to their sponsoring brokerage. Using the Site, submitting any form, requesting a valuation, comps, or a market report, booking a call, or exchanging messages with us does not create a broker-client, agency, or fiduciary relationship.
No such relationship exists until a written representation agreement is signed by both you and the brokerage. Until that agreement is signed, no duty of confidentiality, loyalty, or advocacy arises, and information you send to us is not treated as confidential client information.
This section describes brokerage duties only. It does not reduce how we handle, store, or share the information you provide, and it does not limit any right you have to ask us to access, correct, or delete that information. Those are governed by our Privacy Policy.

Each party will have 30 days from receipt of that notice to respond and to try to resolve the matter before proceedings begin.
If any provision of these terms is held to be unenforceable, that provision will be limited or removed to the minimum extent necessary and the remaining provisions will stay in full force and effect.
